Pre-Construction Services

During the pre-construction phase, our role is to help you find clarity on the details of your project. Our Project Managers and Estimators will work with you to develop preliminary schedules, budgets, and cost estimates for your project, letting you see estimated costs and timeframes for the full project before you make a decision to pursue construction.

Pre-Construction Services

Pre-Construction Planning

Our services are flexible, based on every client’s unique needs. In addition to estimating, our pre-construction team participates in design decisions, evaluations, studies, value engineering, value analysis, scheduling, constructability reviews, and more. Design costs, permitting, land acquisition, and life-cycle costs may also be evaluated.

Planning during pre-construction nets huge benefits during construction. Our Project Managers, Project Engineers, and Estimators are adept at the overall planning, coordination, and control of projects from inception to completion to produce a functionally and financially viable project.

Conceptual Estimating and Preliminary Budgets

Before you start development of construction documents, our Estimating Team can work with you to develop a preliminary budget for your project that provides an accurate basis for decision making.

Working together, you and our estimating team will prepare cost estimates for the construction of your ideal building based off of cutting-edge conceptual estimating techniques. You’ll be able to see the budget required for construction and move through value engineering and creative building options to maximize the impact of your budget.

Value Engineering, Constructability Reviews, and Cost Control

Our estimating team can work with you through value engineering, constructability reviews, and cost control for your project to identify creative building options to benefit the project.

Constructability reviews during pre-construction help to avoid delays and cost overruns later in the field by analyzing the construction plan and identifying options to maximize the project budget and identify the most efficient project schedule.

Milestone and Construction Schedules

With tools like our pre-construction schedule, we work to keep everyone involved in the project organized. An integral part of our Project Management Plan is a Preliminary Milestone Schedule that identifies the activities during all phases of pre-construction and offers an overview of the construction phase. Activities highlighted include:

  • Start and finish dates for the design phases
  • Timelines for design review and approval
  • Permits review and schedule
  • Construction cost estimates
  • Phasing plan (if required)
  • Guaranteed Maximum Price submittal date
  • Early bid packages (if required)
  • Subcontractor and supplier bid dates
  • Overview of construction phase milestones
